I contracted Johnny Espinosa to identify and fix a water leak. They came to the property, did not take before pictures, tore a hole in the ceiling, claimed to have fixed the issue and patched the ceiling back all before contacting me to inform what was causing the leak. The maintenance personnel had to beg them to look on the roof where he beloved was causing the leak (they did all that work before ever looking at the roof). They went on the roof and slapped some messy tar everywhere and put 2 random nails in the siding. They originally told me they had a 1 year warranty but after the job, they told me they would give me a 4 month warranty.
They quoted me $900 before ever setting foot on the property. I informed them of the extremely messy job but I paid them as I believed they at least fixed the water issue. The tenant contacted me a 3 days later, and sent me a picture of the leak returning in the same spot. I debated if I wanted to even have them come back and further destroy my property but I contacted them and they informed that they will be there the following Saturday because they were out of town for a week. They then stated that they would have to tear the roof area off and repair it for another $2500, which is the only way they can fix the leak. I declined to have them return and overcharge me for more pretend or sloppy work.
